Your looking for a house. You have found the ideal one. The Estate Agent shows you around and you will certainly do one of the following. A quick check to make sure the roof isn’t sagging. A peek behind the curtains to check for damp. You might tap a wall. Visually check the quality of the boiler. One thing you probably will not do is check the electrics.
With the average price of a property now at £234,466 (UK Gov data Feb 2017) should you not spend a few pennies to make sure it is safe? It is too much of a gamble personally and financially not to.
Electrical Installation Condition Report (EICR)
Nothing lasts for ever and this is true of electrics. They deteriorate over time and with use. The best way you can check the electrics is with an Electrical Installation Condition Report (EICR). There is no legal requirement to get an EICR when buying a residential property but this report can save you money in the long term. Why would you buy a house and then discover that the whole building needs to be re-wired?
These reports cost as little as £100 so it really is a no-brainer when you are spending thousands on a house. The report will detail the condition of electrical wiring and gives you a clear, concise, safety verdict as well as a summary of the overall condition. In addition, the report also details any defects found and tells you how serious they may be. This guide is incredibly detailed and will help you understand what needs to be checked.
There are a few things you can do when you look around a house too which might indicate there is an electrical issue that needs to be sorted out.
- There is RCD protection in the fusebox
- There is no flicker or dimming of lights when they are switched on
- Visible cables and wires are in a good condition
- Wall sockets are not loose or old style.
- There are no burn or scorch marks on or around wall sockets.
House hunting and moving is one the most stressful things you will ever do. Having the peace of mind that the electrics are in order and safe is one less thing to worry about. An EICR report ensures that there are no nasty surprises.
